CPNCTR exists to provide Castle Pines
North citizens with accurate information about avenues that exist
to reduce property taxes and the cost of home ownership through
integrated governmental services. CPNCTR is dedicated to
presenting the facts. Differing opinions will be voiced; however,
NO anonymous comments will be taken on any side of the issues. If
you stand behind a statement then we welcome your name to be

Relief Goals
To provide
the citizens of Castle Pines North with factual information on
what must be accomplished for the continued success of our
community
To correct
misinformation disseminated from those that support
disincorporation of the city
To provide
the facts as to how residents/businesses can realize costs
savings/tax relief with the integration of Castle Pines North
Metro District (CPNMD) into the City and with consolidation of
some HOA services (key components of incorporation)
To assist all efforts that result in
increased, verifiable opportunities to secure affordable
renewable water
Castle Pines North Incorporation
With 74% of the vote, CPN residents
clearly voiced their support of incorporation. One of the key
components of incorporation was the integration of CPNMD into the
City of Castle Pines North. To date, CPNMD has fought against
integration. Even without the integration, the city is still
strong.
City of Castle Pines North Tax Relief
Opportunity
In the current challenging economic
environment, without the integration of CPNMD, the city is still
thriving, attracting new development and not increasing property
taxes. However, CPNMD customers are paying one of the highest
metro/service tax rates (mill levy) in Douglas County. The CPNMD
43.0 mill levy is well over the Douglas County average tax
rate/mill levy of 19.9663. What this means to you is that as a
CPNMD customer, 80% of Douglas county residents are paying lower
metro district taxes than you.
With CPNMD integration into the City of
Castle Pines North:
Residents
could save over $550 annually with a decreased tax rate/mill levy
Residents
could see a decrease in non-voter approved fees (i.e. storm water
fee, capital improvement fee)
Residents
could gain the opportunity for expanded amenities
Businesses could save $455 (per
$100,000 business assessed value) annually in taxes
